Our inventory contains detailed descriptions of each room and each item in that room, a detailed condition description of each item along the way with pictures to support any marks/damages as is described in the description for that item.

Everything is included in the report and separately itemised from the front door to all fixtures, fittings, furnishings and decoration. General condition overviews and a cleaning schedule are also included. Everything you need to protect your property from damage. You’ll just need to test and record smoke alarms, record meter readings and record the keys that are handed over to the tenant.

This is good practice and provides more protection for your property. our software will then provide a seamless sign off process from the tenants. The report is sent to all parties involved within 24-48 hours

We arrange a suitable time directly with the tenants on the agreed tenancy start date, all arrangements are confirmed via email and telephone. Our check-in reports consist of a detailed schedule of condition of the property in full. Included are details of the cleaning standard, overall property and furniture condition, accessible meters (electric, gas, water, heat & oil) and the keys provided to the tenants. We will test and document smoke, heat and carbon monoxide alarms that are present. We will go through the property in brief with the tenant highlighting the condition of the property, we show the tenants the meter locations and take readings.

Check out After the property has been handed over to us, we will work our way through the property, detailing its condition in comparison to the ‘inventory and check in’ report when they moved in, taking a new set of pictures of defects. We will detail any damage, marks, cleaning or maintenance issues. Meter readings are taken and recorded, then keys are recorded and returned to the landlord or agent.

The report is then compiled which shows the original check-in report with an extra column added to describe conditions at check out next to each item, itemising any defects to fully support any claim that you may have against the tenant’s deposit and stand up to scrutiny if it ended in dispute.

we arrange with the tenant to visit the property. These are commonly carried out every 3 – 6 months or at other times if there have been complaints, maintenance work or similar. we inspect the property for general maintenance, housekeeping, and cleanliness, evidence of smoking, pets, subletting or any other misuse of the tenancy. We then compile a brief report with overview pictures of every room/area and pictures of any issues there may be.

The new laws which came into action from October 2015, state that landlords must ensure they have working smoke alarms (and CO2 detectors where applicable), in all of their properties.

However, even following the legislation, we have found that smoke alarms and CO2 detectors are not always present, in the wrong location or don’t work at check-ins which leaves the inventory clerk, tenant, landlord, and agency in an unlawful predicament. We will always check smoke alarms at every property visit regardless if its a check in or not.

The law states there must be a working smoke alarm on each floor of the property that has at least one living area. They must be fitted at least 30cm from any obstruction or fitting. CO2 detectors must be fitted close to hard fuel-burning appliances.
